The fine print, honestly. Qualifying uses a stress-tested rate (the greater of your rate + 2% or 5.25%), a 44% total-debt-service limit and counts 50% of rental income — the common lender treatment. Property tax defaults to 1% of value per year and lenders count 50% of condo fees. Rental rules, ratios and lender policies vary; we confirm your number on a call. These are estimates using standard Canadian lending rules (semi-annual compounding, CMHC premium tiers, GDS 39% / TDS 44%, the OSFI stress test). Lender policies, your credit profile and property details can change the picture — that’s the part a conversation covers.

Let’s make your mortgage make sense.

Numbers are a starting point. When you want them turned into a plan, start with a conversation. No pressure. No mortgage-speak.
