Today's lowest first-time buyer rates are 4.29% on a 5-year fixed and 3.60% on a 5-year variable. They're pulled live from lender rate desks and limited to the products a first-time buyer can actually get (insured). Your own rate depends on the property and your situation—two minutes with us tells you which one is yours.
Because under 20% down your mortgage carries default insurance (CMHC, Sagen or Canada Guaranty). The insurer takes the risk, so the lender can price sharper. The premium is added to your mortgage—typically 2.8% to 4% of the loan—but the lower rate claws a good chunk of that back over the term.
5% of the first $500,000 of the purchase price and 10% of anything above that, up to $1.5 million. Alberta has no land transfer tax, so your closing costs are lighter than Ontario or B.C.—budget roughly 1–1.5% for legal, title insurance and adjustments.
Yes. Since December 2024 first-time buyers can take 30 years on an insured mortgage (as can anyone buying a new build). It lowers the monthly payment by roughly 6–8%; the trade is a 0.20% bump on the insurance premium and more interest over the life of the loan.
The First Home Savings Account lets you save $8,000 a year (to $40,000) tax-deductible, and withdraw tax-free for your first home. It doesn't change your rate—it changes your down payment, which can move you between insured and conventional pricing, so it's worth planning together.
