The Hello take

Nobody's favourite. Occasionally the smartest.

The overlooked middle child. Most people never look at four years—which is exactly why lenders sometimes price it to move. When a 4-year comes in under the 3 and the 5, it's a genuine bargain: nearly the certainty of a 5-year, one year less commitment.

Pick this if…
  • Today's 4-year is priced below the 3 and 5 (it happens—we'll tell you)
  • You want a long lock but 2031 feels like a long way off
  • You're renewing and a lender's 4-year special is on the table
Skip it if…
  • It's priced the same as or above the 5-year
  • You want the shortest path to re-shopping
  • You'd rather keep it simple and pick the popular term

Our crystal ball is mostly spreadsheets. Every morning, we read the bond yields, the lender rate sheets and the analyst emails, then write down what we think—and post it publicly, so you can check our work.

If you're closing in the next 120 days, lock now while the bond-yield dip lasts — lenders reprice fast when it reverses.

Bond yields have drifted down 0.09% over the last five days, and lenders are starting to ease fixed rates in response. Variable rates are holding at 3.55% until the Bank's next call on October 28th — they're expected to hold then, but the path after that leans toward gradual hikes if oil stays high and tariff costs start feeding into consumer prices.

4-year fixed mortgages, explained

The questions you're asking. And the ones you should be.

The best available 4-year fixed mortgage rate in Alberta is 4.29% as of today. Rates update live as our lender desks email new pricing. Your actual rate depends on your credit score, down payment, and property type — inquire for a personalized quote.
A 4-year fixed is usually a lender-specific promotional term — fewer lenders publish it, but when they do, it can come at a discount to the standard 3 or 5-year rate. Worth checking when one of our lenders is running a 4-year promo and your renewal timing happens to match.
Most Canadian buyers default to 3 or 5-year fixed because the rate sheet is deeper. A 4-year only makes sense when a lender is actively promoting one at a meaningful discount. We see the live promo flow daily — ask us whether anyone's running a 4-year better than today's 3 or 5-year.
We pull live rates from our broker-desk lenders across Canada and match them to Alberta buyers and homeowners. Unlike sites that show bait rates, every rate here is bookable today with a pre-approval — filtered to what you actually qualify for.
Most best-available rates require a credit score of 680+, stable income, and a 20% down payment (or insured with 5%+). If your situation is different, we can still find the best rate you qualify for — we work with specialty lenders for unique scenarios.
Fixed rates track 5-year Government of Canada bond yields and can move a few times per week. Our insights refresh whenever lenders email new pricing.
Yes. Most lenders offer a 120-day rate hold with pre-approval — meaning you lock today's rate for up to four months while you shop for a home. If rates drop in that window, you get the lower one. If they rise, you keep your locked rate.
Big-bank posted rates are marketing numbers — you'd never actually pay that. What we show are real broker-channel rates from the same Canadian lenders, often 0.50–1.50% below the posted rates you'd be quoted walking into a branch.
