Identity
Two pieces of government-issued ID (one photo).
Social Insurance Number.
Current address and address history (past 2–3 years).
Income
Recent pay stubs (last 2–3).
A letter of employment (role, salary, start date, status).
T4 slips for the last two years.
Notices of Assessment (NOAs) for the last two years.
Down payment & savings
90-day history for every account holding your down payment.
Proof of savings: FHSA, RRSP, TFSA and chequing/savings statements.
Explanation for any large or unusual deposits.
Debts & obligations
A list of monthly debts: car, student loans, lines of credit, cards.
Statements for any loans or balances you're carrying.
The property
The MLS listing / purchase details once you have a target home.
For condos: the condo/estoppel documents and reserve fund study.
Void cheque or pre-authorized debit form for payments.
