No—lenders price 5-year fixed mortgages province-wide, so a buyer in Lethbridge sees the same rate sheet as one in Calgary or Lethbridge. What does change locally is the property: some lenders won't touch certain condo buildings, acreages or older homes, and insured pricing (under 20% down) is sharper than conventional.
