Mortgages for healthcare workers in Alberta — you take care of everyone, let us take care of this

Here's what happens at the branch: you're a 0.6 FTE nurse who's worked full-time hours for three years straight, and the bank qualifies you on 0.6. Your T4 says $89,000. Your position letter says $58,000. Guess which one they used.

Healthcare pay is real income with an unusual shape—shift differentials, weekend premiums, overtime, a casual line at a second site, a stipend here and there. Lenders have rules for all of it, and the rules are friendlier than most people are told. The job is documenting it properly and choosing the lender whose rules fit your file. That's the whole job. We do it every week for people in scrubs.

Two things we don't do, so you hear it from us first: we don't qualify anyone on income that hasn't happened yet (no "projected" earnings beyond a signed contract), and agency or travel-nurse income needs a two-year history like any other variable pay. Inside those lines, the shifts you've already worked are enough.

What's the Deal?

How Lenders Read a Healthcare Pay Stub

Your base salary is the floor, not the ceiling. Everything else on the stub can count—with a two-year track record.

01

Overtime and Shift Premiums

Nights, weekends, stat pay, charge pay, overtime. Every A-lender will count it once it's consistent.

  • The rule: a two-year average of your total employment income from your T4s—line 14—not the base rate on your letter. If the current year is tracking higher, your year-to-date stubs help make the case.
  • If it's trending down: lenders use the lower year or the average. We'll tell you the number before you shop.
  • What proves it: two years of T4s, your most recent stubs with year-to-date totals, and an employment letter confirming your position and start date.
02

Casual, Part-Time and Multiple Employers

The 0.6 FTE who works 1.0. The paramedic with a casual line at a second service. The care aide at two sites. Lenders count all of it—consistency is the test.

  • Part-time position, full-time hours: qualified on your actual two-year average earnings, not the FTE on your letter. This is the single biggest fix we make on healthcare files.
  • Two or three employers: combined, each with two years of history. A second casual line you picked up six months ago won't count yet; one you've held two years will.
  • Agency and travel nursing: counts with a two-year history, documented through T4s or T4As and contracts. Newer than that, it's a bonus—not a qualifying number.
03

Physicians, Dentists and the Incorporated

Fee-for-service and incorporated practitioners are self-employed in a lender's eyes, and we treat them that way—honestly.

  • Incorporated or fee-for-service: two years of filed returns, the same add-backs and lender selection we use on our Self-Employed page. Same A-lender rates.
  • Salaried physicians, residents and fellows: qualified on the T4 income you're actually receiving—plus a signed contract for a position that's already yours. Projected future practice income isn't something we lend on.
  • Student debt: counted as the payment it is today. We don't build a plan on forgiveness or deferrals that haven't been granted.

@nightshift.nat The bank counts what it bothers to read. A-lenders average two years of your total T4 income—line 14, not the base rate on your position letter. A 0.6 FTE nurse in Edmonton with $89,000 on two years of T4s qualifies on $89,000, not the $58,000 the branch used. That's the difference between a $270,000 pre-approval and a $425,000 townhouse. Same nurse, same shifts, different reader.

@ot.is.not.income It counts with a two-year history. Every A-lender. Nights, weekends, stat pay, charge pay, overtime and a casual line at a second site all count once they show up on two years of T4s. What doesn't count yet is the new line you picked up six months ago—that goes in the file as a strength, not a number. Keep the lines you have consistent and let the T4s do the talking.

Healthcare workers get a special rate, right?

    Reply
    hellomortgage.ca6h · Author

@frontline.fiona Some do. It's called the Frontline Workers Program. One of our lenders takes 10 bps off insured and insurable fixed rates and adds up to $2,000 cashback for frontline roles—paramedics, registered practical nurses and registered physicians, plus police, firefighters, border services, corrections officers and teachers. A recent employment letter and pay stub gets you in. Not every role qualifies and the offer moves with the market, so we check it against every other lender's rate before calling it a win. Sometimes the plain-rate lender still beats it—and the shifts you actually work move the needle more than 10 bps ever will.

The Math on a Real Alberta Nurse

Let's run one. Every healthcare file we take gets this analysis before you shop—because the lender will run it, and we'd rather you see it first.

01

The Position, Line by Line

An RN in Edmonton holding a 0.6 FTE line. The position letter says $58,000 a year. She picks up extra shifts most weeks, and her T4 says $89,000—two years running.

  • What the branch used: $58,000. The position letter. Pre-approved for about $270,000. She stopped looking.
  • What the lender actually allows: a two-year average of her T4 total employment income. Year one: $88,200. Year two: $89,800. Average: $89,000.
  • The difference: $58,000 buys about $270,000 of house. $89,000 buys about $425,000. Same nurse. Same shifts. Different reader.

The Purchase, Line by Line

A $425,000 townhouse in Edmonton, 5% down.

  • Down payment: $21,250—part savings, part FHSA. 90 days of statements show it.
  • Mortgage: $403,750 plus the insurance premium, 25 years (30 if she's a first-time buyer), roughly $2,350 a month at today's rates.
  • The stress test: qualified at the higher of 5.25% or the contract rate plus 2%. On $89,000 with a $350 car payment, this passes with room.
  • The verdict: approved at the same rate a salaried employee gets. Run your own numbers here.

Where It Gets Tight

Three things shrink a healthcare number faster than anything else. All three are fixable with a bit of runway.

  • The new casual line: income that's less than two years old is a bonus, not a qualifier. If you're planning to buy, keep the lines you already have consistent rather than chasing a new one.
  • Student loans and the car: a $600 student-loan payment costs roughly $60,000 of house; so does a $600 car payment. Paying one down before you apply moves the ceiling more than any other single line.
  • The probation clause: a brand-new permanent position with a probation period can be counted by some lenders and not others. If you're switching roles, tell us before you sign—timing matters. How affordability actually gets calculated.

Keep It Real

What We Don't Do (and Why That Protects You)

About one healthcare file in six needs a few months of runway before it's ready. We'll say so on the first call—and hand you the plan. Here's where we draw lines.

01

No Projected Income

Some brokers will qualify a new grad or a resident on what they "should" earn next year. We don't. If you've signed a contract for a position that's already yours, that counts. What you might earn once the practice fills up does not.

  • Why: a mortgage built on income you don't have yet is a mortgage that hurts the first slow quarter. We'd rather you buy the right house six months later than the wrong one now.
  • What we do instead: qualify you on the income you're receiving today, and pre-approve you the day the new number is real.
02

Two Years on Variable Income

Overtime, premiums, casual lines, agency work—two years is the rule at A-lenders, and it's ours too.

  • Newer than two years: it goes in the file as a strength, not a number. Your base and any two-year-old lines carry the approval.
  • The runway plan: which lines to keep, how to document them, and when the second T4 lands. Your file stays open, and we pre-approve you the week it does.
03

No Assumptions on Student Debt

Loan forgiveness programs, rural incentives and deferrals are real—but until they're granted in writing, the payment counts.

  • What counts: the payment on your statement today. If a program has actually reduced it, send us the letter and we'll use the new number.
  • What helps more: a smaller payment on a longer repayment term is often the fastest way to add purchasing power without spending a dollar.
Shift Perks

Making the Shift Schedule Work for You

Healthcare careers come with a few levers other jobs don't. Used well, they move the ceiling and make the mortgage easier to live with.

01

The Health Services Home Advantage Program

Our playbook for Alberta's health workforce—AHS, Covenant Health, Recovery Alberta, Primary Care Networks, private clinics, pharmacies and dental offices.

  • What it is: the lenders and products that read healthcare income properly, a documentation checklist built for shift workers, and a roadmap from first call to keys.
  • The Frontline Workers discount: one of our lenders takes 10 bps off insured and insurable fixed rates and adds up to $2,000 cashback for qualifying frontline roles—paramedics, registered practical nurses and registered physicians among them (police, fire, border services, corrections and teachers too). A recent employment letter and pay stub is all it takes to apply. We run it against every other lender's rate first; a discount off a high rate isn't a deal. Get the playbook.
02

First-Time Buyer Stack

Most healthcare buyers we work with are buying their first place, and the programs stack.

  • 30-year amortization: available to first-time buyers on insured mortgages—about $150 a month lighter on a $400,000 mortgage.
  • FHSA and the Home Buyers' Plan: up to $40,000 tax-free in an FHSA, and up to $60,000 from your RRSP. Both can fund the down payment at once. The full first-time buyer game plan.
  • No land transfer tax in Alberta: closing costs run about 1.5% of the price—roughly $6,000 on the townhouse above.
03

Built for Lumpy Months

A month of picked-up shifts and a month of vacation don't look alike. Your mortgage should handle both.

  • Prepayment room: we lean toward lenders with 15%–20% lump-sum privileges, so a heavy month can hit the principal.
  • Payment flexibility: accelerated bi-weekly payments line up with most health-system pay cycles and knock years off the amortization.
  • Portability: healthcare careers move—between sites, cities and provinces. We pick products that move with you.
Let's Get Ready To Rumble

How It Works, Start to Finish

Most healthcare purchases in Alberta go from first call to funded in three to four weeks—and the first step is an income review, not an application. We're paid by the lender, so the review, the pre-approval and the runway plan cost you nothing.

01

The Process, Step by Step

  1. The Conversation:Your position, your lines, how many hours you actually work, and what you're hoping to buy. We tell you in plain terms where the number lands—and if there's a gap, what closes it.
  2. The Income Review:Send two years of T4s, your latest stubs and your employment letter. We build the qualifying income the way each lender will read it, and pick the lender before anything gets submitted.
  3. Pre-Approval:Rate held for up to 120 days. You shop with a real number and an offer that doesn't wobble.
  4. Approval:Offer accepted. We submit the full file, the lender verifies employment and the down payment, and approval typically comes back in 3–5 business days.
  5. Funding:You sign with a real estate lawyer, the down payment and closing costs are wired, and the keys are yours—between shifts if we have to.
02

What We'll Ask You For

Have these ready and we can move at the speed of the market.

  • Two years of T4s (and T4As if you have agency or contract income) plus your two most recent pay stubs showing year-to-date totals.
  • An employment letter for each position: role, start date, FTE or casual status, and base rate. We'll send your manager a one-paragraph template.
  • If incorporated or fee-for-service: two years of Notices of Assessment, T1 Generals and corporate financials—see our Self-Employed page for the full list.
  • Down payment proof: 90 days of statements for every account the money touched, including FHSA and RRSP.
  • Student loan statements showing the current payment, plus statements for any other debts.
  • The usual: two pieces of government ID.

Healthcare questions · Morinville

The questions you’re asking. And the ones you should be.

The honest answers.
Yes—once there's a two-year history. A-lenders average your total employment income from two years of T4s (line 14), not the base rate on your position letter. Nights, weekends, stat pay, charge pay and overtime all count. If the current year is tracking higher, your year-to-date stubs help make the case.
Your actual two-year average earnings, not the FTE on your letter. A 0.6 FTE nurse with $89,000 on two years of T4s qualifies on $89,000. This is the single biggest correction we make on healthcare files—the branch usually uses the position letter.
Yes. Each position needs its own two-year history and an employment letter, and lenders add them together. A casual line you picked up six months ago won't count yet; one you've held for two years will.
With a two-year history, documented through T4s or T4As and your contracts, yes. Newer than that, it goes in the file as a strength but not as qualifying income. Your base position and any two-year-old lines carry the approval until then.
We qualify you on income you're actually receiving, plus a signed contract for a position that's already yours. Some lenders will count a new permanent position from the start date; others want you past probation. We don't use projected or 'expected' income beyond a signed contract—and we'll tell you honestly which lenders fit your timing.
As self-employed—two years of filed returns, the add-backs A-lenders allow, and lender selection built around your structure. Same rates as everyone else. Salaried physicians, residents and fellows qualify on the T4 income they're receiving now. Projected future practice income isn't something we lend on.
Our playbook for Alberta's health workforce—AHS, Covenant Health, Recovery Alberta, Primary Care Networks, clinics, pharmacies and dental offices. It's the lenders and products that read healthcare income properly, a documentation checklist built for shift workers, and a roadmap from first call to keys. It's not a special rate; it's how we make sure you qualify for the A-lender rate everyone gets.
Sometimes. One of our lenders runs a Frontline Workers Program: 10 bps off insured and insurable fixed rates plus up to $2,000 cashback for qualifying roles—paramedics, registered practical nurses and registered physicians, along with police, firefighters, border services, corrections officers and teachers. You'll need a recent employment letter and a pay stub. Not every healthcare role is on the list, and the discount only wins if that lender's rate is competitive to begin with, so we run it against every other lender before recommending it. The bigger lever is still the qualifying: counting the shifts you actually work.
The payment on your statement today counts as a debt, like a car payment—roughly $600 a month costs about $60,000 of purchasing power. Forgiveness programs, rural incentives and deferrals only change the math once they're granted in writing. A smaller payment on a longer repayment term is often the fastest way to add room without spending a dollar.
As little as 5% on a purchase up to $500,000 (and 10% on the portion above that), with mortgage default insurance. First-time buyers can also use up to $40,000 from an FHSA and up to $60,000 from an RRSP under the Home Buyers' Plan, and get a 30-year amortization on an insured mortgage.
Tell us before you sign anything. A new permanent role with a probation period is counted by some lenders and not others, and a casual line converted to permanent can strengthen or weaken the file depending on the timing. A ten-minute call before the switch usually saves a month of delay.
Two years of T4s (and T4As for agency or contract work), your two most recent pay stubs with year-to-date totals, an employment letter for each position (role, start date, FTE or casual status, base rate—we'll send your manager a template), 90 days of down-payment statements including FHSA/RRSP, current student loan and debt statements, and two pieces of ID. Incorporated or fee-for-service: two years of returns and corporate financials.
The income review takes a day or two once we have your T4s and stubs; pre-approval follows with a 120-day rate hold. After an accepted offer, lender approval typically comes back in 3–5 business days, and most purchases fund within three to four weeks of the first call.
No. The lender pays our fee on purchases and refinances, so the income review, the pre-approval, the playbook and the comparison shopping cost you nothing.
