What this playbook covers

Most mortgage delays are not about rates or ratios. They are about a missing T4, a bank statement that skipped a month, or a gift letter nobody mentioned. This two-page checklist lists every document a lender is likely to ask for so you can gather it once and hand it over complete.

It covers income (employees, variable-income earners, self-employed and corporation owners), the 90-day down-payment history lenders need to see, property paperwork like the offer and MLS listing, and the identification every application needs. It also shows how to label your files so nothing gets lost in the shuffle.

What’s inside

  • Income documents for employees, commissioned, self-employed and business owners
  • Downloading your CRA documents (Notice of Assessment, T1 General)
  • Down payment: 90-day account history, gifts and RRSP withdrawals
  • Property: offer to purchase, MLS listing, condo documents
  • Identification and current-mortgage details for renewals and refinances
  • File-naming tips that speed up underwriting

Good questions

Anti-money-laundering rules require lenders to trace where your down payment came from. Ninety days of history shows the money is yours (or a documented gift) and not a recent, undisclosed loan.
You will typically need two years of T1 Generals and Notices of Assessment, plus business financials or bank statements. The checklist lists them, and our self-employed mortgage page explains how lenders treat that income.
Yes. Clear photos or scans uploaded to our secure portal are fine. The checklist includes labelling tips so every file is easy to find.
