Switch to Accelerated Bi-Weekly Payments
Start by changing how often you pay. An accelerated bi-weekly payment schedule costs a little more each month, but it quietly sneaks in one extra payment every year. That small shift can shave years off your amortization. It's one of the simplest ways to make progress without changing your budget much.
Increase Your Regular Payment Amount
Most lenders let you boost your payment amount without penalty — usually by 10% to 20% of your original payment. This is called a prepayment privilege. Got a bonus or a windfall? Channel it into a higher monthly payment. Your balance drops faster, and you don't have to rethink your spending habits.
Make Annual Lump-Sum Payments
If your mortgage allows prepayment options, you can make a once-a-year payment of up to 20% of the original loan amount.
